SO Advice was asked by a large global IT services provider to find them 150 workstations in the Midlands. The challenge was to find a suitable, fully fitted serviced solution large enough to accommodate their project. We were initially asked to find a serviced office solution with available space to accommodate all 150 people. However, after investigating the market it became apparent that no such serviced space was available. We widened our search out to include conventional space, and we talked to landlords we thought capable of offering a fully turnkey solution. As a result, we uncovered an opportunity with a local developer who had 10,000 sq ft available and in the right location. SO Advice convinced the landlord of the benefits of providing a turnkey solution to our client on a flexible basis. The solution included design, fit-out, furniture, IT & Telecoms, and dedicated facilities management, without the need for client CAPEX or the need to
manage the space themselves.
Our client was absolutely delighted with the result that SO Advice has achieved for them, as firstly, the time taken from identification of their new building to their move in was under 3 months. Secondly, instead of a complex lease, the solution was arranged on a simple licence with a single ‘all inclusive’ monthly fee.
Lastly, all of the procurement hassle was removed, without our client incurring any capital expenditure, which saved them considerable time and expense.

Look out for a showcase event being held in central London later on this year, focusing on delivering managed office solutions in East, West and Central Africa. Evans Easyspace put into administration ahead of sale of business: Evans Easyspace, owner of 56 business centres that provide office space for small and medium-sized businesses across the country, has gone into administration, despite having a turnover of around £13m and over 2,000 customers and an occupancy rate of over 90%. The company has stated that the administration procedures and sale would “free up management resources”, and would also involve “the unwinding of a complex and out-dated partnership structure”.
Rumour has it that Regus are waiting in the wings to buy up the remains and that this purchase will represent a real step change in their business model, as it involves moving into the semi-workshop and industrial model, as opposed to their more run of the mill corporate offices.
